Practice quiz results

On May 20, CREB® members received a direct email inviting them to complete a short, five-question practice quiz to test their knowledge and enter a draw to win one of three $50 Amazon gift cards. 

The results are in, and we’re excited to report that more than 500 members participated. Congratulations to our prize draw winners: Uros Markovic, Shawn Hubbard, and Ronald Scott. 

Thank you to everyone who participated. We hope you found the quiz fun and informative. Now, let’s review the results.

1. All conditional sales must be reported as Pending on the MLS® System except for:

Answer: b) A sale with a time clause where the seller(s) provide written instructions to maintain the listing as Active on the MLS® System, and the existence of the time clause and the notice period are disclosed on the Active MLS® listing.

2. I can upload photos on the MLS® System of renderings of what a property could look like if the buyer decides to develop the property, without plans or permits. 

Answer: False

MLS® listing photos must accurately represent the property that a purchaser will receive in the sale. Because potential renderings depict a proposed future state rather than the property as it exists, they do not meet this requirement. If members wish to include renderings, they may be uploaded as supplements and clearly labelled as potential renderings.

4. True or False: I can send copies of listings or open house notices to any CREB® members if I can find their contact information on the MLS® System.

Answer: False

Sending unsolicited messages to other members, such as copies of listings or open house notices that are available through the MLS® System, contravenes CREB® Rule Part I 5.01(b)(i). 

In addition, using the MLS® System to obtain other members’ contact information for the purpose of sending unsolicited communications constitutes unauthorized use of the MLS® System.

5. You are reporting a data error on a listing because the RMS sq.ft. field includes below-grade measurements. You are frustrated because you always ensure the accuracy of your listings and believe it is unfair when other listing agents don’t do the same. What is the best way to report the data reported error?

Answer: “It looks like the RMS sq.ft. includes below-grade measurements. RMS sq.ft. should only include above-grade measurements.”

While seeing obvious errors on listings can be frustrating, it is important the issue be reported in a respectful manner.
