Embrace the future of land title search with ARLO!

Further enhancements to Alberta Land Titles’ modernized online platform, Alberta Registry for Land Online (ARLO), were announced last month. 

The system is live and evolving to provide faster, smarter, and more accessible services. 

Why should members try ARLO?

ARLO offers a user-friendly experience with ongoing enhancements designed to streamline land title searches and property data retrieval. Notably, the latest updates include:

Alberta Parcel Map: now with improved functionality, layers, and the ability to search by street address—an excellent tool when legal descriptions or survey info are unavailable. This can be helpful when a property hasn’t been listed on the MLS® System before.

Previously, members would need to use a different tool (i.e. REMapList or municipal databases) to obtain the legal description/linc number for an address, then navigate to SPIN II and order the title using the legal description info.

Title Preview: titles are now previewed directly on the webpage, eliminating the need to open separate windows or download PDFs. Members can quickly view key details while maintaining easy access to full titles when needed.

Note: Previewing the title is not the same as reviewing the title. Previews have very limited information and members still need to order the full title to access pertinent info, such as owner names, registered interests and instruments.

Practice Tip: Stay informed with up-to-date land titles

As part of due diligence, agents are reminded to review a current land title before listing or making an offer on a property. While some agents include land titles in listing supplements at the seller’s request, it’s crucial for buyer agents not to rely solely on these static documents. Instruments may be registered or discharged after the listing, potentially altering the property’s current title information.

Remember, both listing and buyer’s agents should review registered instruments on title to confidently understand what is currently registered against the property. This due diligence helps ensure buyers are informed about pending registrations or interests that could affect their transaction.

Members can relax

While ARLO is the future of land title searching in Alberta, SPIN2 remains fully operational and will continue to be available for the foreseeable future. There is still much work to be done, and, for now, there’s no cause for concern about losing access.

ARLO is accessible through Land Registry (ARLO Site), Land Titles, Alberta registries (SPIN2), and Land Titles Online. We encourage members to explore ARLO and take advantage of its new features—embrace the change and stay ahead!
