Avoid the top five CREB® rule violations

In the fast-paced world of real estate, even small oversights can lead to big compliance issues. To help you stay on track, CREB®’s Member Practice team is sharing five of the most common rule violations — and how to avoid them.

1. Incorrect or incomplete listing information

Quick tip: Always double-check before you publish.

Have a colleague or assistant review your listing before it goes live. REALTORS® are busy, but a second set of eyes can help catch small errors that could lead to follow-up from the Member Practice team.

2. Legality of suite

Quick tip: A suite can’t stand alone.

If a property includes a suite, clearly state whether it’s legal or illegal the first time the word “suite” appears.

Examples:

“Legal two-bedroom suite”

“Two-bedroom illegal suite”

3. Potential for suite

Quick tip: Protect yourself.

If you mention the potential for a suite, always include a disclaimer such as “pending approval from the municipality.” REIX has advised that members will not be covered for disputes related to claims about potential suites.

Also, do not reference revenue or potential revenue when an illegal suite is involved.

4. Public remarks

Quick tip: Keep it property-specific.

Public remarks are for details about the property only. Self-promotion, incentives, or contact information — including emails, URLs or phone numbers — should never appear in this section.

5. Late reporting of status changes

Quick tip: Two business days.

Update listing statuses (from Active to Pending and Pending to Sold) within two business days of signing. Timely updates ensure accuracy across the MLS® System and support professionalism across the industry.

Taking a few extra moments to review your listings and updates can make all the difference — helping you stay compliant, protect your business and maintain trust with your clients and colleagues.
