2. Expanded condo sheet search
ARLO now allows users to search condo sheets by title or map, offering a more complete set of results. You can also preview or purchase both current and historical condo sheets, making it easier to confirm ownership details or research a property’s history.
Reminder: Condo Sheet Refresh
The Condo Sheet goes by a variety of names, but it’s all the same document.
In Spin2, it’s called a Condominium Sheet or Current Condominium Plan Sheet. The title on the document itself reads Condominium Additional Plan Sheet Certificate. Some members also refer to it as a CAD sheet.
The condo sheet includes information about the common space in the condominium building that’s owned and operated by the condo corporation. It's different from the individual unit’s land title. The condo sheet provides valuable information such as the condo’s bylaws, pending legal actions and writs of enforcement against the condo corporation, redivision of units, directors’ information, and address for service.
If you’re representing a client on a condo transaction, knowing what’s on the condo sheet is vital. Owners share the liabilities of the condo corporation, so it’s important to understand its contents.
Searching for a Condo Sheet on ARLO:
• Visit ARLO online.
• Under Title Search, keep the default search type as Plan, Block, Lot.
• Enter the Plan number of the condo.
• In Block or Unit field, enter CS.
• Click Search.
• The results will show the title type as Condo Sheet.
Don’t confuse a Condo Sheet with a Condo Plan—they’re different. A condo plan is a visual document, similar to a blueprint, that defines unit boundaries, common property, registered sizes and unit factor allocations.
Representing a client in the sale or purchase of a condominium benefits from specialized knowledge.
