City of Calgary Development Map and My Property 3.0 tools now on CREB®Link

By CREB®

With Calgary’s blanket rezoning in effect as of August 6, 2024, redevelopment has become a central focus for buyers, sellers, and investors alike.

Whether your clients are looking for redevelopment properties or prefer quieter neighborhoods with minimal nearby construction, two powerful tools, Development Map and My Property 3.0, are now available on CREB®Link to help you research a property for your clients.

Why these tools matter for real estate professionals

The City of Calgary's shift to R-G zoning has opened new doors for infill development and multi-family housing. As a real estate professional, understanding how to navigate zoning, development permits, and property data is essential to advising clients effectively. These tools give you a competitive edge by offering reliable, City of Calgary-sourced insights.

Development Map: Visualize Calgary's growth

The Development Map (DMap) is a publicly accessible tool that provides detailed information on development permit applications and land use redesignations across Calgary.

Key Features:

Current and historical development data
Search by address, permit number, or community to view active and past applications that may impact property values or neighborhood character.

3D Renderings and shadow studies
Visualize how proposed developments will affect sunlight, views, and ambiance—ideal for helping clients assess future neighborhood changes.

Direct communication with city planners
Submit comments during the public consultation phase to stay informed and provide timely updates to your clients.

Enhanced due diligence
Identify nearby developments that could influence a buyer's purchasing decision, such as density or proximity to commercial amenities.

Integration with other city tools
